Yearly Service Agreement

Your heater is not just hardware.

The Pentair ETI 400 is a high-efficiency gas heater built with titanium heat exchanger technology and electronic ignition. It performs exactly as engineered, but only when it receives the professional service Pentair designed it to require.

Pentair ETI 400 Residential $1,194 per service Rate locked 3 years

Your pool heater is one of the most complex and expensive mechanical systems on your property. Without structured annual service, scale builds inside the heat exchanger assemblies, gaskets degrade unseen, sensors drift out of calibration, and combustion efficiency drops. All of it silently shortens the life of a unit that costs thousands to replace.

Most pool owners never schedule this service. When the heater eventually fails, the repair bill is large and the failure was entirely preventable.

A Mechanical System

Gas valves, ignition modules, heat exchangers, pressure switches, and venting that require inspection, maintenance, and lifecycle planning.

A Combustion Appliance

Flame sensors, spark electrodes, gaskets, and exhaust pathways that affect safety, efficiency, and the health of everyone using the pool.

A Financial Asset

A multi-thousand-dollar investment that loses value quickly when neglected and holds value when it is properly maintained.

What skipping maintenance actually costs

Pentair requires professional inspection and service of the ETI heater every twelve months. This is not a suggestion. It is the manufacturer's stated maintenance requirement for safe, efficient, and long-lasting operation.

Pentair ETI 400 Installation and User Guide, Section 4.

Professional heater maintenance is not an upgrade. It is the standard that protects what you already own.

Scope of annual service

Each visit includes complete disassembly, inspection, service, and reassembly of your Pentair ETI heater by a BIG Family Pools Route Manager, performed in accordance with Pentair's published maintenance requirements.

  1. Full disassembly of the heater unit for internal access.
  2. Inspect and descale upper and lower TitanTough heat exchanger assemblies. Scale, mineral deposits, and debris that reduce thermal efficiency are removed.
  3. Stack flue temperature reading. Measure and document exhaust temperature to verify combustion efficiency.
  4. Flow rate and delta-T measurement. Record incoming and outgoing water temperatures and flow rate in GPM to confirm proper heat transfer across both exchangers.
  5. Inspect unions. Check for rust, corrosion, or leaking at all heater connection points.
  6. Inspect spark electrode and flame sensor rod. Check for corrosion, wear, white buildup, and proper gap alignment.
  7. Combustion and flame color check. Verify normal combustion operation and correct flame color.
  8. Inspect combustion chamber gasket. Verify seal integrity per Pentair protocol. If damaged, the gasket must not be reused and replacement is quoted separately.
  9. Inspect condensate system. Verify the condensate drain is clear, the float switch is free of buildup, the condensate loop is present on indoor units, and the neutralizer cartridge is functional.
  10. Inspect heat exchanger insulation. Verify insulation is intact and properly seated.
  11. Inspect all panels and venting. Confirm no obstructions to combustion air or exhaust flow, and verify proper vent slope of 1/4 inch per foot back to the heater.
  12. Test pressure relief valve. Verify proper operation per safety requirements.
  13. Test water pressure switch. Confirm correct activation and response.
  14. Complete reassembly and operational verification. The heater is returned to full operating condition with all readings documented.

What is not included

This agreement covers all labor for the annual inspection, service, disassembly, and reassembly. The following items are not included and are quoted separately on an as-needed basis.

If any component requires replacement during the visit, your Route Manager documents the finding, provides a written quote, and schedules the repair with your approval. No additional work is performed without authorization.
